backThere are a number of national, regional and local policy drivers for sustainable construction and refurbishment.
- Building Regulations (Parts F – Ventilation; and L – Conservation of Fuel and Power) – This came into force in April 2006. The new regulations will help to deliver improvements in energy standards of around 20% in domestic properties and up to 27% in non-domestic properties. See http://www.planningportal.gov.uk
- Planning Policy Statement 22: Renewable Energy – Local planning authorities may include policies that require a percentage of energy to be used in new residential, commercial or industrial developments to come from on-site renewable energy sources.
See http://www.planningportal.gov.uk - In December 2006, the Code for Sustainable Homes – a new national standard for sustainable design and construction of new homes - was launched, this takes over from the EcoHomes standards for new build. The code is based on six levels with level one setting minimum standards for new buildings to comply with, for example, minimum standards of energy and water efficiency. - The Regional Spatial Strategy – This includes a number of planning policies to improve the sustainability of developments including ensuring all new homes are built to Lifetime Homes and Code for Sustainable Homes standards. See http://rpg.nwra.gov.uk/planning/spatial.php
- Northwest Sustainability Checklist for Developments – This is being led by the Building Research Establishment and the Northwest Regional Assembly. It provides planners with a tool for assessing the sustainability impacts of development proposals. It will also help architects and developers to achieve good and best practice performance across a range of sustainability issues.
